Purchasing Real Estate in Florida

1. Once you have made the decision to purchase a home in Florida, your first step is to secure financing.  Most sellers require a pre-qualification letter or proof of funds to accompany an offer. So, prior to starting your search, please contact a mortgage lender or mortgage broker to obtain a pre-qualification letter. They can help you determine your budget for the purchase you want to make.  Also, this way you can be sure you are looking in the correct price range and not setting yourself up for a disappointment. If you are doing a cash purchase, you will need a letter from your bank stating you have a balance that is “at least” equal to that of your desired purchase price.

2. It is best to start your home search by calling us at (239) 284-5272, to let us know what features you look for in a home, and when you will be traveling to the Cape Coral- Ft Myers area.  You can also email us with your "wish list" information, and indicate your length of stay in the area.  If you email us, please make sure to include a telephone number where you can be reached in case we need to clarify any information you’ve provided.

3. Based on the “wish list” you provide, I will email you properties that best match your needs and preferences.  Let me know which properties you like.  Prior to your arrival here, I will research the properties and discuss the “pros and cons” of each property. This will help narrow the search down and we’ll be able to efficiently schedule tours of the properties most suitable.

4. We encourage you to visit the informational links on this website to familiarize yourself with the area and to obtain information regarding taxes, insurance, assessments, schools and recreational venues. Please call us with any specific questions.  We also encourage you to research homes that have recently sold in your area of interest, so you get a feel for what to expect in terms of prices in different areas.

5. When you arrive, if you’re not familiar with the Cape Coral-Ft Myers area, it is recommended that you rent a car with GPS.  You may also opt to use your smart phone with map or navigation feature, but a GPS is best. 

6. We will have scheduled an appointment to meet at my office. At that time we will review the process of purchasing real estate in Florida and schedule appointments to tour your top favorites. I will also give you a map of Cape Coral, and provide a brief open-map description of the different areas.  Take time to drive, at different hours of the day, around the neighborhoods that are of interest to you.  As you drive around, let me know if you see any other properties for sale that interest you, and I will obtain additional information for you.

7. When we tour the properties, if you determine you’ve found the right home, we can prepare and present an offer. If your offer is accepted by the seller, an escrow deposit will be required. Escrow can be made in form of check or wire transfer.
